Shortly after restoring the Wiltz Gymnasium at 3041 N Rampart, we noticed an adjacent parcel that was extremely blighted, known as the “Read” Building, due to the large graffiti block letters written across the facade. 3038 St. Claude Avenue was a rundown double shotgun that had been sitting vacant for more than 20 years. 

We collaborated with Colmex Construction to reimagine the property through thoughtful renovations that resulted in a mixed-use development made up of a singular apartment as well as a commercial space that was leased out to Bywater Framing. We obtained 45% historic rehabilitation tax credits on the renovation, a NORA facade grant, and Restoration Tax Abatement.
