3060 Dauphine Street is a 70,000 SF historic warehouse building originally built as Kirshman’s Furniture showroom in 1908. We broke ground on its redevelopment in 2020 and completed the project in 2022.  The project feature 58 apartment units and 2,650 SF of ground floor retail space. This project was financed with a HUD 221(d)(4) loan along with state and federal historic tax credits.

This project offers several amenities including a fitness room, rooftop deck, indoor bike storage, abundant off-street parking, and a large lobby area. The historic tax credit renovation preserved the original hardwood flooring, historic windows, large original storefront, historic awning, cast iron columns, and a long list of other historical architectural details. The 5th floor roof deck offers panoramic views of the Mississippi River and the French Quarter.
